<p>MUMBAI Reuters Godrej Industries Ltd chairman Adi Godrej said on Tuesday the groups real estate unit Godrej Properties will file papers for an initial public offer with the markets regulator in a few days.</p>
<p>We will file the prospectus with SEBI Securities and exchange Board of India in a few days Godrej told television channel CNBCTV18. We will be diluting about 10 percent stake.</p>
<p>The company is currently developing about 20 million sq ft in Mumbai Pune Kolkata Bangalore and Hyderabad.</p>
<p>Indian real estate firms hit by surging land costs and curbs on bank funding have rushed to the capital market as they expand to cash in on an urban real estate boom.</p>
<p>In 2007 real estate firms mopped up a third of all funds raised through public offers in India. Twelve real estate firms raised 151.85 billion rupees including the countrys largest real estate firm DLF which raised 2.25 billion.</p>

<p>Debt is that which is owed; usually referencing assets owed but the term can cover other obligations. In the case of assets debt is a means of using future purchasing power in the present before a summation has been earned. Some companies and corporations use debt as a part of their overall corporate finance strategy.citation needed<br />A debt is created when a creditor agrees to lend a sum of assets to a debtor. In modern society debt is usually granted with expected repayment; in many cases plus interest. Historically debt was responsible for the creation of indentured servants.</p>
<p>Payment</p>
<p>Before a debt can be made both the debtor and the creditor must agree on the manner in which the debt will be repaid known as the standard of deferred payment. This payment is usually denominated as a sum of money in units of currency but can sometimes be denominated in terms of goods. Payment can be made in increments over a period of time or all at once at the end of the loan agreement.</p>

<p>A company uses various kinds of debt to finance its operations. The various types of debt can generally be categorized into: 1 secured and unsecured debt 2 private and public debt 3 syndicated and bilateral debt and 4 other types of debt that display one or more of the characteristics noted above.1</p>
<p>A debt obligation is considered secured if creditors have recourse to the assets of the company on a proprietary basis or otherwise ahead of general claims against the company. Unsecured debt comprises financial obligations where creditors do not have recourse to the assets of the borrower to satisfy their claims.</p>
<p>Private debt comprises bankloan type obligations whether senior or mezzanine. Public debt is a general definition covering all financial instruments that are freely tradeable on a public exchange or over the counter with few if any restrictions.</p>
<p>Loan syndication is a risk management tool that allows the lead banks underwriting the debt to reduce their risk and free up lending capacity.</p>
<p>A basic loan is the simplest form of debt. It consists of an agreement to lend a principal sum for a fixed period of time to be repaid by a certain date. In commercial loans interest calculated as a percentage of the principal sum per year will also have to be paid by that date.</p>
<p>In some loans the amount actually loaned to the debtor is less than the principal sum to be repaid; the additional principal has the same economic effect as a higher interest rate see point mortgage.</p>
<p>A syndicated loan is a loan that is granted to companies that wish to borrow more money than any single lender is prepared to risk in a single loan usually many millions of dollars. In such a case a syndicate of banks can each agree to put forward a portion of the principal sum.</p>
<p>A bond is a debt security issued by certain institutions such as companies and governments. A bond entitles the holder to repayment of the principal sum plus interest. Bonds are issued to investors in a marketplace when an institution wishes to borrow money. Bonds have a fixed lifetime usually a number of years; with longterm bonds lasting over 30 years being less common. At the end of the bond&#8217;s life the money should be repaid in full. Interest may be added to the end payment or can be paid in regular installments known as coupons during the life of the bond. <p>Accounting debt</p>
<p>In national accounting debts are added according to those who are indebted. Household debt is the debt held by households. &#8220;National&#8221; or Public debt is the debt held by the various governmental institutions federal government states cities &#8230;. Business debt is the debt held by businesses. Financial debt is the debt held by the financial sector from one financial institution to another. Total debt is the sum of all those debts excluding financial debt to prevent double accounting. These various types of debt can be computed in debt/GDP ratios. Those ratios help to assess the speed of variations in the indebtness and the size of the debt due. For example the USA have a high consumer debt and a low public debt while in eastern European countries for example the opposite tends to be true.</p>
<p>There are differences in the accounting of debt for private and public agents. If a private agent promises to pay something later it has a debt and this debt is enforceable by public agents. If a public body passes a law stating that it&#8217;ll pay something later a kind of promise it keeps the right to change the law later and not to pay. This is why for instance the money governments promised to pay for retirements does not show up in the public debt assessment whereas the money private companies promised to pay for retirements do.</p>
<p>Securitization</p>

<p>Securitization occurs when a company groups together assets or receivables and sells them in units to the market through a trust. Any asset with a cashflow can be securitized. The cash flows from these receivables are used to pay the holders of these units. Companies often do this in order to remove these assets from their balance sheets and monetize an asset. Although these assets are &#8220;removed&#8221; from the balance sheet and are supposed to be the responsibility of the trust that does not end the company&#8217;s involvement. Often the company maintains a special interest in the trust which is called an &#8220;interest only strip&#8221; or &#8220;first loss piece&#8221;. Any payments from the trust must be made to regular investors in precedence to this interest. This protects investors from a degree of risk making the securitization more attractive. The aforementioned brings into question whether the assets are truly offbalancesheet given the company&#8217;s exposure to losses on this interest.</p>
<p>Debt inflation and the exchange rate</p>
<p>As noted above debt is normally denominated in a particular monetary currency and so changes in the valuation of that currency can change the effective size of the debt. This can happen due to inflation or deflation so it can happen even though the borrower and the lender are using the same currency. Thus it is important to agree on standards of deferred payment in advance so that a degree of fluctuation will also be agreed as acceptable. It is for instance commoncitation needed to agree to &#8220;US dollar denominated&#8221; debt.</p>
<p>The form of debt involved in banking accounts for a large proportion of the money in most industrialised nations see money and credit money for a discussion of this. There is therefore a relationship between inflation deflation the money supply and debt. The store of value represented by the entire economy of the industrialized nation and the state&#8217;s ability to levy tax on it acts to the foreign holder of debt as a guarantee of repayment since industrial goods are in high demand in many places worldwide.</p>
<p>Lendings to stable financial entities such as large companies or governments are often termed &#8220;risk free&#8221; or &#8220;low risk&#8221; and made at a socalled &#8220;riskfree interest rate&#8221;. This is because the debt and interest are highly unlikely to be defaulted. A good example of such riskfree interest is a US Treasury security it yields the minimum return available in economics but investors have the comfort of the almost certain expectation that the US Treasury will not default on its debt instruments. A riskfree rate is also commonly used in setting floating interest rates which are usually calculated as the riskfree interest rate plus a bonus to the creditor based on the creditworthiness of the debtor in other words the risk of him defaulting and the creditor losing the debt. In reality no lending is truly risk free but borrowers at the &#8220;risk free&#8221; rate are considered the least likely to default.</p>
<p>However if the real value of a currency changes during the term of the debt the purchasing power of the money repaid may vary considerably from that which was expected at the commencement of the loan. So from a practical investment point of view there is still considerable risk attached to &#8220;risk free&#8221; or &#8220;low risk&#8221; lendings. The real value of the money may have changed due to inflation or in the case of a foreign investment due to exchange rate fluctuations.</p>
<p>The Bank for International Settlements is an organisation of central banks that sets rules to define how much capital banks have to hold against the loans they give out.</p>
<p>Ratings and creditworthiness</p>
<p>Specific bond debts owed by both governments and private corporations is rated by rating agencies such as Moody&#8217;s Fitch Ratings Inc. A. M. Best and Standard amp; Poor&#8217;s. The government or company itself will also be given its own separate rating. These agencies assess the ability of the debtor to honor his obligations and accordingly give him a credit rating. Moody&#8217;s uses the letters Aaa Aa A Baa Ba B Caa Ca C where ratings AaCaa are qualified by numbers 13. Munich Re for example currently is rated Aa3 as of 2004update. Samp;P and other rating agencies have slightly different systems using capital letters and / qualifiers.</p>
<p>A change in ratings can strongly affect a company since its cost of refinancing depends on its creditworthiness. Bonds below Baa/BBB Moody&#8217;s/Samp;P are considered junk or high risk bonds. Their high risk of default approximately 1.6 for Ba is compensated by higher interest payments. Bad Debt is a loan that can not partially or fully be repaid by the debtor. The debtor is said to default on his debt. These types of debt are frequently repackaged and sold below face value. Buying junk bonds is seen as a risky but potentially profitable form of investment.</p>
<p>Cancellation</p>
<p>Short of bankruptcy it is rare that debts are wholly or partially forgiven. Traditions in some cultures demand that this be done on a regular often annual basis in order to prevent systemic inequities between groups in society or anyone becoming a specialist in holding debt and coercing repayment. Under English law when the creditor is deceived into forgoing payment this is a crime: see Theft Act 1978.</p>
<p>International Third World debt has reached the scale that many economists are convinced that debt cancellation is the only way to restore global equity in relations with the developing nations.</p>
<p>Effects of debt</p>
<p>Debt allows people and organizations to do things that they would otherwise not be able or allowed to do. Commonly people in industrialised nations use it to purchase houses cars and many other things too expensive to buy with cash on hand. Companies also use debt in many ways to leverage the investment made in their assets &#8220;leveraging&#8221; the return on their equity. This leverage the proportion of debt to equity is considered important in determining the riskiness of an investment; the more debt per equity the riskier. For both companies and individuals this increased risk can lead to poor results as the cost of servicing the debt can grow beyond the ability to pay due to either external events income loss or internal difficulties poor management of resources.</p>
<p>Excesses in debt accumulation have been blamed for exacerbating economic problems.2 For example prior to the beginning of the Great Depression debt/GDP ratio was very high. Economic agents were heavily indebted. This excess of debt equivalent to excessive expectations on future returns accompanied asset bubbles on the stock markets. When expectations corrected deflation and a credit crunch followed. Deflation effectively made debt more expensive and as Fisher explained this reinforced deflation again because in order to reduce their debt level economic agents reduced their consumption and investment. The reduction in demand reduced business activity and caused further unemployment. In a more direct sense more bankruptcies also occurred due both to increased debt cost caused by deflation and the reduced demand.</p>
<p>It is possible for some organizations to enter into alternative types of borrowing and repayment arrangements which will not result in bankruptcy. For example companies can sometimes convert debt that they owe into equity in themselves. In this case the creditor hopes to regain something equivalent to the debt and interest in the form of dividends and capital gains of the borrower. The &#8220;repayments&#8221; are therefore proportional to what the borrower earns and so can not in themselves cause bankruptcy. Once debt is converted in this way it is no longer known as debt.</p>

			<content:encoded><![CDATA[<p>Personal Representatives-where To Begin?</p>
<p>Congratulations! You just found out you have been named as the personal representative of an estate! So now what? Well first you need to understand how you got here. You may have been selected personally by the decedent to carry out this responsibility; as such you may consider this an honor and a curse. If the decedent died without a will intestate you were probably nominated by either family or friends; in this case just consider it a curse!</p>
<p><strong>Your Authority</strong></p>
<p>You will be issued &#8220;letters&#8221; from the court which say that you have been appointed personal representative. These letters are evidence that you have authority to act on behalf of the estate. You will need to show or send them to various third parties such as banks insurance companies etc. when you are administering the estate.</p>
<p><strong>Opening and Closing of the Estate</strong></p>
<p>Generally you can choose how you will formally open and close the estate and the extent of court supervision over your activities as a personal representative.</p>
<p>Formal proceedings will result in final and binding court orders and involve notice being sent to interested parties beneficiaries creditors etc. about actions to be taken. There may be a court hearing if an interested party objects to your actions. This option is also used if something in the case is out of the ordinary. For example statutes may require formal opening if the will is irregular. Formal proceedings may also be used to settle a dispute such as if family members disagree over who should be the personal representative. With informal proceedings there is no advance notice to parties and no binding orders from the court. This option is chosen when there are no controversies or aspects of the case that are out of the ordinary. Sometimes estates are opened informally but closed formally so as to get the protection of a court order for the personal representative that everything has been done correctly.</p>
<p><strong>Your Specific Duties</strong></p>
<ul>
<li>collecting and taking an inventory of estate assets and be sure they are protected during your time of administration;</li>
<li>you must manage the assets until the estate is closed paying the estate bills including claims of creditors expenses of administration and any taxes; and</li>
<li>making distribution to the heirs or the beneficiaries under a will.</li>
</ul>
<p>The law expects you to be impartial to any one creditor or beneficiary. You cannot favor one person or yourself over others involved in the estate. Remember you have a fiduciary responsibility to properly handle the money and assets of others.</p>
<p><strong>Detail of Responsibilities </strong></p>
<p>1. <strong>Prior to appointment</strong>: A person named PR in a will has the power prior to appointment by the court to carry out written instructions of the deceased relating to the body funeral and burial arrangements. The PR may begin to take and protect the decedent&#8217;s property.</p>
<p>2. <strong>Accounting</strong>: The PR sets up an estate accounting system at the beginning of administration of the estate. For your protection keep records of all cash and other financial transactions of the estate and provide written accountings to the beneficiaries. This is very important and often not done correctly. In a supervised administration or with a formal closing the accounting forms are filed with the court. This information will also be required for tax purposes.</p>
<p>3. <strong>Inventory</strong>: Within three months you must prepare a written inventory of the estate assets on a courtapproved form. If you decide to close formally the inventory must be filed with the court. Otherwise just give a copy to interested parties.<br />Making sure that all proper bills are paid is an important part of your job. Send a Notice of Appointment to known creditors such as credit card companies physicians banks etc. that the person has died and you are the personal representative.</p>
<p>4. <strong>Notice of Appointment</strong>: Promptly after your appointment the PR must prepare a Notice of Appointment form and send this to all those interested in the estate such as beneficiaries and unpaid creditors and file proof with the court that this notice was sent. This notice form is to let the interested persons know the facts and ground rules regarding administration of the estate including your name and address and the court in which the papers are on file.</p>
<p>5. <strong>Creditor&#8217;s Claims</strong>: Making sure that all proper bills are paid is an important part of your job. Send a Notice of Appointment to known creditors such as credit card companies physicians banks etc. that the person has died and you are the personal representative.</p>
<p>You should publish another notice in the newspaper for unknown creditors. If creditors don&#8217;t send you a bill within four months after first publication the claim should be forever barred. If you don&#8217;t publish a notice the time for unknown creditors to make a claim against the estate is extended to a year from the date of the decedent&#8217;s death.</p>
<p>A claim may be given to you or filed with the court. No specific form is required. A bill that comes in the mail is a properly presented claim but don&#8217;t pay bills that are only presented orally. If you disagree with the claim you have 60 days to tell the claimant in writing. They then have 60 days to begin proceedings to enforce the claim.</p>
<p>It&#8217;s a good idea not to pay any claims until you&#8217;ve determined what they are and until you&#8217;ve reached the end of the time in which someone can make claims.</p>
<p>6. <strong>Family Protection</strong>: Allowances: Monetary allowances for certain family members such as surviving spouse or minor children during the period of administration are set by probate code but may be modified by court order. Where the family is entitled to these allowances they have priority over creditors.</p>
<p>7. <strong>Management and Investment</strong>: As personal representative you&#8217;re responsible for managing the estate until it is distributed. What you can and can&#8217;t do may be specified in the will or by Colorado&#8217;s probate code.</p>
<p>Once you&#8217;re appointed you have full authority and control over the assets the decedent owned in his name alone or as a cotenant with others. Property held in joint tenancy with right of survivorship is not a probate asset nor are proceeds of life insurance that are payable to a named beneficiary other than the estate.</p>
<p>To put others on notice of your authority reregister the decedent&#8217;s assets in the name of the estate with you listed as personal representative you will use your letters of appointment as evidence of your authority. For registered stocks and bonds submit your letters of appointment to the transfer agent along with the securities and an affidavit of domicile which you get from a broker or a bank. If you need to sell some securities to raise money for estate expenses you can do so without having the securities registered first although it usually takes longer to get the proceeds. Bearer bonds need not be reregistered. When you sell or distribute any real estate you will need to use your letters of appointment.</p>
<p>8. <strong>Tax Responsibilities</strong>: The PR files the final income tax returns for the decedent as well as any gift tax returns. Both Federal and State estate tax returns must be filed if the estate is of sufficient size. There is also a separate income tax return that must be filed for the estate. When a person dies his taxable year ends on the date of death and his income and deductions are reported through that date. The estate is a separate income tax paying entity and the PR must get a separate tax identification from the IRS.</p>
<p>9. <strong>Bond</strong>: A surety bond may be required by the terms of the will or by court order and bond premiums are payable out of the estate as an administration expense.</p>
<p>10. <strong>Compensation</strong>: You may choose to be compensated for your duties as personal representative. Your compensation and that of your attorney is subject to a &#8220;reasonableness test&#8221; under the Colorado Probate Code. Family members often serve without pay except for outofpocket costs. If you do this consider filing a fee waiver with the court. If you take compensation you must keep a detailed record of tasks performed and the time spent. Your attorney should also. Your compensation will be taxable as ordinary income.<br />The assets of the estate belong ultimately to the beneficiaries and not to you. Make distributions to beneficiaries as soon as it can be done safely.</p>
<p>11. <strong>Distribution</strong>: Generally estate assets are paid in this order: those held by the decedent as a fiduciary such as if the decedent was serving as a trustee of a trust at the time of death; family allowances; expenses of administration; funeral costs; debts and taxes under federal law; amounts expended by Colorado under Medicaid; expense of last illness; debts and taxes under state law; bills; specific gifts under a will; beneficiaries under a will or heirs when there is no will.</p>
<p>12. <strong>Termination:</strong> The estate does not terminate automatically. You may elect to close formally or informally. In informal closings a closing affidavit form is filed with the court indicating that the estate has been fully administered. This limits the time to one year when those who receive assets and creditors can challenge your administration and distribution of the estate.</p>
<p>In formal closings the administration and proposed distribution of the estate is approved by the court and the personal representative is immediately discharged or released from liability by court order. A formal closing usually does not require an actual hearing before a judge.</p>
<p><strong>Liability</strong></p>
<p>You are liable to the beneficiaries for any loss to the estate and for any gain the estate should have realized but did not if that loss cannot be shown to have been a reasonable risk taking into account the term of the investment. Also you are liable if you were negligent or intentionally did something you shouldn&#8217;t or failed to do something you should have done.</p>

<p>Many economists consider real estate cycles to be a mirror reflection of the economy. As one of the three major factors of production land labor and capital demand for real estate is a necessary and important part of economic growth. Prior to this latest speculative bubble in real estate prices history shows tops occurred with the North Node in Taurus or Ariesunless distorted by other planetary cycles especially those coinciding with wars or depressions. <br />Through the 1800s RE price tops were made in 1819 1837 1857 1873 distorted by the great depression of the 1870s and 1893. In 1819 the North Node was in Aries; in 1837 moving from Taurus into Gemini; 1857 moving through Aries into Pisces; 1873 and 1893 moving through Taurus into Gemini. </p>
<p>The next top occurred in 1918 25 years after the top of 1893 with the North Node moving into early Sagittarius. The Federal Reserve System Fed was created by Congress in 1913 shifting control of the US monetary system to a group of bankers and institutionalizing a debtbased money system. Henceforth the bankers of the Fed sold dollars into circulation. In effect the government borrows money from the Feds bankers and sticks the public and/or taxpayers with the bill at evercompounding interest. </p>
<p>Another definitive RE cycle top was made on the cusp of the Great Depression 1929. At this time the North Node was again in Taurus and moving into Aries. Through the roughly 40 years of the Great Depression and the aftermath of World War II real estate prices made no dramatic tops as the Fed now controlled interest rates. And to curb an expected spike of inflation the Roosevelt Administration imposed price controls during and after World War II. Construction of new homes boomed through the late 1940s and 1950s. The next definitive RE top in prices came roughly 4 cycles after 1893 or 80 years later in 1973. </p>
<p>Prior to the creation of the Fed in December 1913 interest rates which drive real estate development and buying were unregulated. The prime duty of the Fed is to control interest rates. Nevertheless RE prices returned to their correlation with the North Node when calculated over longer periods of time as evidenced by the most recent top arriving in 2005 with the North Node moving from early Taurus into late Aries roughly five Lunar Nodal cycles after 1893. </p>
<p>By March 2007 with the Node moving through Pisces there were plenty of economic indications that RE prices were on a determined downswing. Some subprime lenders and borrowers were in trouble. The number of building permits issued nationally had plummeted. In suburban Las Vegas the fastest growing area in the USA 9800 of roughly 22000 homes on the market were empty and desperate home sellers were cutting prices by 45. </p>
<p>Based on past history we can expect the downtrend in housing to turn around when the North Node reaches the constellation opposite Cancer where it usually is when prices rise. That constellation is Capricorn and the North Node is due to enter it in August 2009 20 years after the last low in 1989. </p>
<p>But dont rush headlong into the real estate market in 2009 without being aware of two major reasons the RE cycle may again be distorted and its downside extended. </p>
<p>1. Astrologically Uranus and Pluto will be within orb of a square with Pluto opposite the US natal cluster of Venus Jupiter and Sun in Cancer. And Saturn will be moving through Virgo coming conjunct the US Neptune which is square the US Marsa combination that has coincided with stock market crashes historically. Also in 2009 Pluto and the North Node will conjoin in Capricorn. The combined effect of these astrological patterns bodes ill for the overall economy of which the housing industry is a major part. <br />2. Because the recent housing price bubble was extended and taken to new record highs its deflation may be extended. We may experience a crash of the dollar and a subsequent spike in inflation causing the Fed to raise interest rates dramatically. Also waiting in the wings is the weatherrelated effects of global warming expected to bring catastrophic storms Hurricane Katrina being a hint. </p>
<p>If the dollar crashes or continues its slide down against other world currencies foreign investment in US assets a major stimulus to the most recent housing bubble will be withdrawn worsening the situation by exacerbating US debtfederal corporate and personal. The worlds monetary system now based on the dollar is likely to go through a wrenching change mainly because US total debt is approaching the point where it will be unrepayable which in turn could lead to a change in the existing Feddominated debtbased monetary system. </p>
<p>When Congress created the Fed in 1913 and institutionalized a debtbased money system it meant that instead of the federal government lending money into the system at no interest bankers lend money into the system at evercompounding interest. In turn this creates a gradual but snowballing rise of inflation as the money to pay the interest must be found and the primary finder of interest is inflation called the hidden tax. What 100 bought in 1913 now costs around 2000. </p>
<p>By March 2007 when the downturn in RE prices became undeniable the North Node was moving through the middle of Pisces. The North Node will enter Capricorn in August 2009 signaling the bottom of this down cycle and move into Sagittarius in March 2011 signaling an expected rise in RE prices. But other factors in the overall economyespecially the debtbased US monetary system snowballing inflation and the likelihood that the dollar will continue to slide or crashcan be expected to distort the RE cycle this time. </p>
<p>During the RE bubble that followed the stock market crash of 20002001 a lot of investment money went into real estate and prices continued to rise after the North Node went into Gemini. As a consequence of the boom and the Feds holding interest rates down the housing bubble was extended beyond the average cyclical top. As a consequence of that extension the RE price bottoms may be extended beyond 2011. </p>
<p>The longer cycles of the outermost planets overwhelm shorter cyclical indicators to concur with welldefined economic turning points. And we are moving toward one that can be expected to bring the most difficult decade since the USA was founded in 1776: Pluto moving though Capricorn a UranusPluto square lasting from 2008 to 2019 forming a grand cross with the natal US SunSaturn square. In August 2009 Pluto will conjoin the North Node in Capricorn with both opposite the USAs natal Jupiter and Venus. This combination can be expected to distort the RE cycle and more importantly bring an atmosphere conducive to changing some basic economic assumptions. This difficult period could be a blessing in disguise. </p>
<p>Our present economy is based on medieval assumptions and we have moved into a period when democracy is on the rise so we are looking at a clash between two philosophical forces: traditional medieval beliefs an unproductive ownership class dominant and the modern move toward more and purer democracy. Currently most of the worlds wealth is owned by less than 1 percent of the worlds population. </p>
<p>We are approaching a time of transformations as huge as those experienced by Native Americans after the arrival of Columbus and then during the years leading up to and through the American and French Revolutions when Pluto was where it will be again during the second decade of the 21st Century. </p>

			<content:encoded><![CDATA[<p>10 Inexpensive Outdoor Fixes To Help Sell Your Home</p>
<p>Many experts recommend updating your home&#8217;s exterior to improve your chances to sell. Rightfully so! Most of the fixes you can do outdoors that will pay big dividends at closing are low cost and relatively easy to accomplish with a minimum amount of tools.</p>
<p>Several popular TV programs focus on improving the exterior appearance of homes. Often properties showcased on these programs undergo amazing visual transformations after very small changes. We can use this attitude more for less to improve your own home.</p>
<p>First a tip: remember our motto more for less. We want to focus on small inexpensive changes that impact the VISUAL appearance of your home. Fixing that broken sprinkler head in the back corner things that will not be seen by visiting buyers or spending big bucks for major improvements like adding mature landscaping will surprisingly yield less than you think.</p>
<p>1. Mow Trim and Water</p>
<p>Perhaps the cheapest of all fixes if you have a yard you more than likely already have the tools. Plan on mowing 2 days before an open house this gives the grass clippings a chance to dry up and blow away sweep up whatever is left before your visitors arrive. Trim those hedges and cut away dead or unsightly tree branches. Also if you tend to save money by not watering now&#8217;s the time to spend a little just a couple good soaks a week can really make a difference. You can also invest in a bag of fertilizer. You really want your grass to be as green and nice as possible.</p>
<p>2. Keep the Yard Neat</p>
<p>Some buyers can be turned off by clutter in the yard. This can include:</p>
<p>Scattered toys clean them up and ask your children to help clean and keep things tidy maybe offer an incentive like a trip for some ice cream</p>
<p>Excess lawn ornaments as a general rule no more than 2 in the front and 2 in the back. Seriously. If you have more time to start packing them up for the move.</p>
<p>Jumbled or neglected lawn furniture if you&#8217;re keeping it put it in the shed or an offsite storage shed. If this isn&#8217;t possible do your best to clean it and keep it stacked or placed nicely. Of course if you have a nice deck or patio and your furniture is in good repair you can highlight the use of this space for entertainment unfurl the umbrella for your open house.</p>
<p>Visible yard equipment keep the mower trimmer shovel rake etc. in the shed or in the garage or if possible in an offsite storage shed. Coil up that hose and keep it out of site but at hand for watering.</p>
<p>Trash give your yard the onceover look for stray pieces of trash in and under the bushes near the fences and wherever you feel trash might collect.</p>
<p>Animal waste if you have a pet really work hard at removing all pet waste. Buyers want to walk around the yard and stepping in something is never good even worse if they track it into your nicely cleaned house. This is a big one and only takes an hour or so of unpleasantness.</p>
<p>3. Freshen the Mulch and Remove Weeds</p>
<p>If you have beds with mulch get a bag or two of fresh mulch changing the washedout grey of old mulch to the lightbrown of new is a big visual improvement. Also do your best to keep your planters weed free. You can save by staying away from weed killers or other chemicals the last thing you want is brown dying weeds. Two hands a small trowel and some sturdy gloves are the way to go.</p>
<p>4. Flowers Sell</p>
<p>An oldie but a goodie if it&#8217;s an appropriate time of the year plant some nice flowers in the front of the house. Go for rich colors reds purples blues and lowmaintenance types. Impatiens are hardy pretty and fairly inexpensive that&#8217;s just one suggestion. Hanging baskets or potted flowers on the porch create a warm and inviting entry to your home.</p>
<p>5. Wash that House</p>
<p>You&#8217;d be surprised at the amount of dirt a house naturally attracts and how much brighter it looks without it. If you have a hose nozzle put it on the stream setting and give your house a bath. Even better spend a few bucks on one of those sprayon washoff house cleaners just make sure you get one suitable for your type of siding read the product specifications before you buy. For a real revelation borrow a pressure washer from a friend just be careful you don&#8217;t strip paint we&#8217;re trying to save not start a monthlong painting project. Speaking of which&#8230;.</p>
<p>6. To Paint or Not to Paint</p>
<p>That is the question. On one hand paint is fairly inexpensive and can make things really look fresh and new. On the other some houses have LOTS of areas to paint and painting one or a few only draws attention to those areas that didn&#8217;t get treated. Here&#8217;s where you have to use your own judgment. Exterior painting can really get to be a can of worms especially when you have to deal with scaffolding and such. My rule of thumb is: if you can do it yourself without using expensive equipment scaffolding and do it quickly and relatively cheaply go for it. If not focus your energy on other areas.</p>
<p>7. Fix any Obvious Repair Issues</p>
<p>Things like broken shutters missing shingles that are visible from the ground badly dented or missing siding and all other random and general repairs should be taken care of if possible. Remember our motto: more for less. If something will take too long or cost too much unless you feel it is a major visual distraction best to leave it alone. I usually take a few circles around the outside of the house and just write down any negatives I can see. Go stand out at the curb and take a look note anything out of order. Afterwards I take the list and prioritize. I put the things that are big visual distractions or cheap/easy fixes at the top and begin there.</p>
<p>8. Wash the Windows</p>
<p>You don&#8217;t need to get all the way up to the highest ones but the ones on the ground floor should be washed. This will allow visitors to see into the house from outside and gives it the appearance of being more inviting as opposed to drawn curtains and closed blinds.</p>
<p>9. Ask the Neighbors to Help Out</p>
<p>Many don&#8217;t even think about this but make sure your neighbors know you&#8217;ll be holding an open house they might even help you with some wordofmouth advertising. If your neighbors are thinking of having the drive resurfaced doing heavy yard work paining the exterior of the house parking a garbage truck in the driveway etc. etc. the day of your open house politely ask that they do those things on another day. You don&#8217;t want buyers to come away with any negative impressions about your home or neighborhood and neighbors are a big thing to new buyers.</p>
<p>10. Prepare the Home for Showing</p>
<p>Remove all personal items from the exterior of the house those plaques that read &#8220;The Smith Family&#8221; should be taken down and packed away same thing with personalized mailboxes either replace them you will have to if you want to take it with you or remove any personal identification. Take a few minutes and sweep the porch steps deck patio driveway and sidewalk before visitors arrive a good onceover is fine. Put your cars in the garage or better yet the street. If you have heavy oil or grease spots try to get your hands on a degreaser you can find them at your local home improvement stores. A little scrubbing will really improve the look of your driveway or garage. Finally turn on all exterior lights even during the day. If you have landscaping lights turn these on as well. Do any lastminute pickups or putaways and then head out. It&#8217;s always better to NOT be home when visitors come to look at your house it feels like an imposition for many people. You want them spending as much time as they want in your home.</p>
<p>Congratulations you have now set yourself up for success! After completing all of these things you have greatly increased your chances of a sale and also increased your chances of realizing more money at closing. Many home buyers take visual appearance very seriously when choosing a new home. By making sure your house looks as nice as it can be from the outside you have left a positive and lasting impression on your potential buyers.</p>

<p>ABOUT PORTUGAL</p>
<p>Positioned on the Atlantic side of the Iberian Peninsula Portugal is a great historic country of immense diversity. From the culture and prosperity of Lisbon through the beautiful wine regions and the Sun sea and sand of the Algarve Portugal offers something for everyone. Modern marinas and spectacular golf courses mean that here are plenty of activities. </p>
<p>As with all South European countries the Portuguese are very fond of food with fish being high on the menu. A particular speciality is grilled sardines which is a delicious dish. Wine is likewise important with excellent red and white table wines as well as the ubiquitous Port.</p>
<p>It is the most westerly country in Europe and has the same time zone as the United Kingdom and Ireland. The currency is the Euro but prior to 2002 it used the Escudo. The population was estimated to be 10.6 million people as of July 2006 and the predominant religion is Roman Catholic with 97 of the population describing themselves of this faith. </p>
<p>The language is Portuguese which is a romance language similar in structure and spelling to Spanish but pronunciation and accent are completely different often bewildering nonspeakers. </p>
<p>The current president is Aniacute;bal Cavaco Silva and the Prime Minister is Joseacute; Soacute;crates.</p>
<p>Portugal has been a country since the Twelfth Century A.D. when Count Alfonso pronounced himself King Alfonso of Portugal. Since then Portugal has been through revolutions civil war a rightwing dictatorship in the Twentieth Century before settling on a democracy in 1976 and joining the European Union ten years later.</p>
<p>Portuguese explorers roamed the World and claimed many lands for the Portuguese. The most famous and prolific being Vasco de Gama establishing trade links to India; Pedro Aacute;lvares Cabral claiming Brazil; and Alfonso de Albuquerque who conquered Goa and Malaysia.</p>
<p>After years of economic decline resulting in the embracing of democracy Portugal&#8217;s economy has recovered and it has become a modern European nation. Tourism is a major industry but it is still mostly rural with farming communities and great winegrowing regions. </p>
<p>The Duoro is the region for Portugal&#8217;s most famous export: Port. Real Port only comes from the Duoro valley and all of the famous names can be found there: Taylor; Graham; Fonseca; Dow; Warre; Sandeman; Croft as well as many others making this delicious fortified wine. The wine growing regions offer a different kind of holiday destination with beautiful countryside and spectacular scenery relaxing atmosphere and friendly knowledgeable locals.</p>
<p>The most wellknown and popular tourist location is the Algarve in the South of the country. Famous for sandy beaches marinas fishing and golf courses the Algarve offers a great deal to the sunseeker and is extremely familyfriendly. The hotels in the region are modern and the facilities are of good quality. This region also provides good nightlife and a wide range of restaurants. The area is served by an Airport at the administrative centre Faro and the major centres include such resorts as Albufeira and Vilamoura .</p>
<p>The capital of the country is Lisbon located in its own region in the West of the country. It has a population of 564000 and the region has approximately 2.7 million inhabitants. The region is the most densely populated in the country and also the wealthiest. As an ancient and important capital city Lisbon is also a great place to visit with many impressive sights including the imposing Vasco de Gama Bridge the longest in Europe at over 17 Km.</p>
<p>Property Market</p>
<p>For many inhabitants of countries such as the UK where the summers can be brief and the winters cold Portugal holds many attractions. While the whole country is experiencing a buoyant property sector the south of the country is proving particularly popular. Portugal is a land with has the natural unspoilt beauty of the hills to the more developed holiday resorts in the south. As with most warm climate countries there is a vast array of properties available from holiday homes to town houses and many different sized apartments.</p>
<p>The Portuguese construction sector is one of the most liberal within Europe with no direct barrier to foreign invest. There are obviously various building and health and safety regulations which need to be respected but overseas investor are not are not forced to employ a Portuguese partner. </p>
<p>It is highly unlikely that foreign investors will be able to obtain a mortgage in Portugal itself and finance will need to be arranged in their home states. The purchase process is slightly different in that all buyers must obtain a tax registration from the local authorities and nominate a Portuguese address for documentation purposes. Many of the older developments in the country often in excess of 20 years may well be community owned the equivalent of a Housing Association in the UK and buyers will be required to buy a share in the development and abide by the &#8220;community&#8221; rules.</p>
<p>As many UK citizens have sampled the delights of the Algarve this is proving to have a longer term lure for many people. Holiday homes are very popular in this area which has a hot climate for over 75 of the year. The Algarve has been popular for many years and house prices have shown above average growth over the last few years. There are however signs that new &#8220;fashionable&#8221; areas in the north are receiving significant interest.</p>
<p>It is advisable to check out the administration costs of buying property in Portugal as legal fees and stamp duty are not the cheapest in Europe. Overall it looks as thought the property sector may continue a gradual climb in the short to medium term.</p>
<p>Why Invest in Portugal?</p>
<p>There is no doubt that the holiday resorts have been the best selling point for Portugal with long white sandy beaches a favourable climate and miles of coastline. This is proving particularly attractive to many UK citizens with strong UK ties visible throughout much of southern Portugal. </p>
<p>Unlike many countries who look for foreign investment at any cost the Portuguese authorities take a strict line about preserving the beautiful rugged landscapes and property development licences are carefully considered prior to clearance. For those looking to retire to take up more relaxing leisure activities there are vast arrays of golf course tennis court swimming pools and more. Average apartment prices range from pound;130000 for a two bedroom apartment to pound;170000 for a three bedroom home. </p>
<p>There is a very strong sale to let market but this is concentrated on furnished accommodation general for the short term holiday makers. As more people wake up to the beauty of Portugal demand continues to grow and the property market is performing well although like the Algarve there are a number of property &#8220;hotspots&#8221;.</p>
<p>Outlook</p>
<p>With many parts of Portugal still untouched by the booming property market there is plenty of potential for capital growth from a modest investment. As the level of interest in the country continues to grow there is even more good news from the government who are currently reforming their tax laws to make investment in Portugal even more attractive.</p>
<p>A number of areas have been earmarked as potentially lucrative investment sites including Almancil Loue Carvoeiro and Tavira to name but a few. At a time when the UK property market is riding the crest of a wave many people are opening up to the idea of reinvesting part of their liquidity overseas. </p>
<p>While the Portuguese economy has had a volatile reputation in the past the government are beginning to see the fruits of their inward investment with great improvements in the transport network. As with many European countries these days they are going through the change from a manufacturing economy to a services led economy. Again this is proving successful and improving the overseas reputation of Portugal.</p>

			<content:encoded><![CDATA[<p>New Contenders: Retail Condos Take On Traditional Net Lease Investments</p>
<p>
<p><em>Reston VA</em>Net lease investors interested only in freestanding retail properties are ignoring a very lucrative investment opportunitynet lease retail condos. These properties offer many of the same benefits as traditional net lease investments. Moreover they allow net lease investors or net lease brokers to put money into areas that traditionally exceeded most net lease investor budgets: dense urban areas with strong foot traffic.</p>
<p>
<p>In general retail condos are very well located and have very good demographics and demand drivers says Harmar Thompson senior vice president of <strong>Lowe Enterprises Real Estate Group</strong>. The Los Angelesbased developer recently sold the retail portion of its CityVista project to Columbia SCbased <strong>Edens amp; Avant</strong>.</p>
<p>
<p>Located in Washington DC&#8217;s Mount Vernon Triangle neighborhood the mixeduse project includes 441 condominiums 244 rental apartments and roughly 116000 square feet of retail. The project is structured with a condo regime Thompson says which allows Lowe Enterprises to sell pieces of the project to monetize other components. A 55000squarefoot <strong>Safeway </strong>anchors CityVista and was part of the retail condo that Edens amp; Avant acquired.</p>
<p>
<p>Like traditional net lease investments net lease retail condos are leased to tenants that have committed to a longterm lease usually longer than 10 years and as long as 25 years with increasing rent over the lease term. The tenant is responsible for paying rent plus some or all of the operating expenses of the building such as taxes insurance premiums repairs and utilities.</p>
<p>
<p><strong><em>Retaining Value</em><br />Most retail condos are located in central business districts though retail condos can also be found in suburban locations. Cities such as New York Chicago Boston San Francisco and Washington DC have the largest concentrations of retail condos but smaller cities like Seattle Denver and Charlotte NC also have retail condos. </strong></p>
<p>
<p>Over the past five years more than 20 billion worth of retail condos have changed hands in the United Statesand thats just in urban areas according to <strong>Real Capital Analytics</strong> a New York Citybased research firm. Though the total includes only deals larger than 5 million a significant portion of retail condos sales come in well below the 5million mark making retail condos accessible to a wide range of investors.</p>
<p>
<p>Real estate assets in urban areas tend to retain their value better than assets in suburban locations making urban retail even more attractive to net lease investors. However most net lease investors have been priced out of urban markets because the only available investments were entire buildings with price tags in the tens of millions if not hundreds of millions.</p>
<p>
<p>The vast majority of retail condos are part of mixeduse buildings. They typically occupy the ground floor of vertical mixeduse projects with office hotel or residential above the retail and sometimes all three. They can also be found in town center projects in suburban areas. Retail condos range in size from as small as 500 square feet to 50000 square feet or more.</p>
<p>
<p>The difference between a typical mixeduse project and one that includes retail condos is the ownership structure. Developers choosing to go the retail condo route end up implementing a condo regime on their projects which basically carves up the different uses in the project into as many pieces the developers desire. Retail condos can be sold to an investor or buyer who plans to occupy the space. The retailers occupying retail condos arent just momandpop retailers either; large national retailers also sign leases in buildings that have been structured as retail condos.</p>
<p>
<p>Retail condos offer bitesized pieces for net lease investors Thompson points out adding that investors are increasingly willing to pay a premium for retail condos because of their urban locations and builtin foot traffic from nearby office tenants or residents.</p>
<p>
<p>This willingness to pay a premium is a marked change from just a few years ago. We find that people are much more accepting of condo interests than they used to be Thompson says. In the past investors paid less for condo interests because they were uncomfortable with the fact that they would never have full control of the entire property. But enough developers have done retail condos that lenders and investors are comfortable with the product.</p>
<p>That doesnt mean net lease retail condos still dont have their quirks. Janis Schiff a partner in the Washington DC office of <strong>Holland amp; Knight</strong> and head of the firms real estate group warns that investors must accept they own only a piece of the building and the entire project may have issues or expenses in addition to the retail condo. Also investors have to deal with condo associations an added complication that many net lease investors actively avoid Schiff says.</p>
<p>Nonetheless net lease retail condos offer plenty of benefits. For net lease investors who dont want to own a property in the middle of nowhere and prefer a sure thing in terms of traffic and density retail condos are an option Schiff notes.</p>
<p>
<p><strong><em>Monetizing Pieces</em> <br />Retail condos are not only lucrative for investors but for developers as well. In fact more and more developers and joint ventures are structuring their projects to include retail condos. Condo regimes are a way to harvest value in complicated mixeduse projects Thompson says adding that Lowe Enterprises sold the CityVista retail condo before it was able to sell out its residential condos. We had the option to monetize components to pay off the loan. </strong></p>
<p>
<p>In traditional retail developments developers can subdivide their projects and sell off parcels to multiple retailers and the proceeds from the land sales provide equity for the entire project. Historically developers didnt have the ability to monetize specific pieces of mixeduse projects because it was nearly impossible to sell off parcels of a mixeduse development especially a vertical development. Developers were forced to follow an all or nothing strategyeither leasing everything or selling everything.</p>

<p>But condo regimes make it possible for developers to divide mixeduse projects in various ways. Schiff contends that condo regimes are one of the best ways to separate value and reduce risk because developers can own each component of their projects separately. Condo regimes give developers more flexibility she concludes.</p>

<p>Beyond flexibility its not uncommon for some developers to actually make more money by selling parts of their projects rather than selling the projects whole Thompson notes. This is especially the case for mixeduse projects in urban areas with national tenants committed to longterm net leases.</p>

<p>We see mixeduse properties as the future so it makes sense for a net lease investor to bet big on those types of projects Thompson says.</p>
